The Creation of Innolabs: How Three Buildings from the 1930s Create a Purpose-Built Commercial Laboratory Facility in Response to a Call for a New Bio-Hub for NYC’s Burgeoning Life-Science Ecosystem
The New York City-based practices of Perkins&Will, McNamara Salvia, JB&B Engineers, and Langan formed a unique interdisciplinary design team to support a joint venture development team led by King Street Properties, to be built by Pavarini McGovern, LLC, a part of the STO Building Group.
The team combined their local NYC market knowledge with their internationally recognized expertise in developing and designing science facilities, specifically their experience with the biggest S&T project the country has known, located in Cambridge, Massachusetts.
Building off of similar efforts, the team undertook a design effort to transform three existing structures built close to 100 years ago into one cohesive building for one predetermined and dedicated use, on spec. The early inclusion of the CM team in preconstruction was key to facilitating dialogue between local jurisdictions, navigating construction market challenges to assumed constructability issues, and developing team strategies for dealing with the challenges of marrying the structures to meet the program needs. All this was achieived while meeting business-plan oriented schedules, NYC tax abatements and grants, and costing for contemporary financing needs.

About the Speakers:
Marc DePaul is a talented and experienced construction executive who has been with Pavarini McGovern since their founding 20 years ago. After beginning his career as an estimator, he moved into project management, where he continued to stand out among his peers and eventually rose to the rank of project executive, overseeing the projects of Pavarini McGovern’s longest-standing client relationships. Today, he is executive vice president of all operations and one of two principals at Pavarini McGovern.
Ed Jaram joined King Street to manage project execution in New York and the surrounding markets, and has nearly 20 years’ experience in construction and real estate, both in the US and the UK. He joined King Street at the start of 2019, having previously run the in-house construction company for a Manhattan-based developer performing both ground-up and renovation projects, delivering over 1,000,000sf of construction in a three-year period. Before that, he worked for 10 years for Gardiner & Theobald – one of the largest independently-held construction consultancies in the world – and delivered projects with a total value of over $1B in London, Los Angeles, and New York, for clients including the WPP Advertising group, BioMed Realty, and The Dorchester Collection hotel company. As well as project management, Ed’s skills include design management, budgeting, contract and lease negotiation, construction management and stakeholder management. He holds an MA from Cambridge University in the UK.
Matthew Malone is a Principal and Practice Leader, Matt leads the Perkins&Will New York studio’s science and technology team for a variety of research environments and scientific workplace facilities. With over 20 years of planning and design experience, Matt has both concept and design skills having been a part of many award-winning lab projects and hands-on, practical knowledge of the complex facilities required for life sciences extending to the research, design, and construction administration for many different building types including new construction and adaptive reuse. He is a leader in the NYC life sciences market, working with developers, owners, institutions, and researchers to contribute to the growing demand for this sector. Matt is a licensed architect with a bachelor’s in architecture from Syracuse University.
Lois Mate is an Associate Principal and the co-Leader of Ennead’s Laboratory Center of Excellence. In her over 30 years with the firm she has been involved in the planning, programming, design and delivery of a dozen major laboratory projects. Lois has applied her deep knowledge of laboratory and healthcare projects to a range of academic, institutional and commercial laboratories around the country. She brings specific experience in programming and planning academic laboratories with undefined user groups and multiple stakeholders. A leader in the firm, she has spearheaded Ennead’s focus on metrics, trends and innovation in both institutional and private sector research building and master planning projects.
